Balconies

  • NO Barbecuing is permitted on the balconies.  This is a fire hazard and against Miami Dade County Fire ordinance.

  • Balconies may not be washed and/or water swept out to the ground below. Run-off contaminates lower floors.

  • Balconies may not be covered with carpeting. This will cause damage to the concrete.

  • Clothes lines or laundry racks are not allowed on the balconies.

  • Window A/C units are PROHIBITED in any apartment.

  • No other color is acceptable.

  • No food allowed on the balconies.

  • No satellite dishes are allowed protruding outside the balconies.

  • Do not hang rugs, laundry or any other article from balconies or windows.

  • Balconies are to be painted white as expressly stated in the Condominium Documents.

  • Balconies are not to be used as storage, light furniture only allowed and must be screened.

Apartment Unit

  • Each apartment unit may be occupied only by a single family, its servants, and guest, as a residence, and may not be use for any other purpose whatever.

  • No nuisance shall be allowed upon the condominium property near any use or practice which is the source of nuisances to residents or which interferes with the peaceful possession and proper use of the property by its residents.

  • No apartment owner will permit any use of his apartment which increase the rate of insurance upon any part of the condominium property.
